Specified

Every material named, sized and sourced before work begins. No “or equivalent”.

The specification is issued as a schedule with quantities, thicknesses and suppliers. If a line changes on site, it changes on the schedule first, in writing, with the cost.

II.

Sequenced

One programme, one site lead, trades booked in order. The client is never the coordinator.

A single site lead holds the programme. Trades arrive on booked dates. You receive a weekly note with what was done, what is next and anything that moved.

III.

Stood behind

A twelve-month defects window and an annual upkeep visit, priced upfront.

Twelve months on the build from the handover date. One upkeep visit a year after that, priced in the original contract, so the price is known before you sign.
